How We Price

We use tiered, fixed-fee pricing—not percentage-of-construction. That means the scope is clear before we start, and your architect isn't financially incentivized to make the project bigger than it needs to be. We believe in “right-sized homes” delivered at a fair price.


Every project begins with a free 30-minute Discovery Call to confirm fit. If we move forward, you'll receive a fixed-fee proposal for whichever pathway makes sense.

Lifestyle Design Brief™ Intensive

Starting at $2,500. The six-step CHD Method™ is delivered as a standalone document. Your blueprint for home, regardless of who designs it.

Feasibility Study

Starting at $3,500. Site analysis, program review, and a go/no-go recommendation before you commit to full design.

Licensed CHD Plan + Customization

Starting at $4,500. A pre-designed plan tailored to your site and lifestyle, with permit-ready documentation.

ADU On File (Vermont)

Starting at $6,500. Pre-approved accessory dwelling plans are engineered for Vermont's permitting and climate.

CandyBox Modular Cottage

From $165,000 all-in (model + delivery + set) Factory-built, site-ready cottages. Final pricing varies by model, site conditions, and finish package.

Custom Architecture (Full Service)

Fixed-fee to go through the Complete CHD Method™ from discovery through construction administration. The fee is fixed so you can plan and budget for it with no surprises, but it will vary based on project scope and complexity. Typical project minimum fee starts at $25,000 and includes the Design Brief and Feasibility services.

What's Not Included

So there are no surprises — the following are billed separately and clearly scoped:


  • Structural, MEP, and specialty engineering
  • Survey, geotechnical, and environmental consultants
  • Permit fees, impact fees, and municipal charges
  • Contractor bidding and construction administration beyond the stated scope
